Early-stage — the API may change.\n\n```bash\nnpm install brepjs-bim\n```\n\nA BIM (Building Information Modeling) layer for [brepjs](https://github.com/andymai/brepjs). It\nauthors IFC4-aligned parametric building elements and a focused IFC4X3 civil bridge profile,\nassembles them into a spatial structure, and serializes the result to a valid **IFC-SPF** file —\nwith a matching importer to read IFC back in.\n\nPipeline: **author spec → `BimModel` (typed element + brepjs geometry) → spatial structure +\nproperty sets + classification → export IFC / COBie, validate, round-trip.**\n\nThe declarative entry point is\n[`brepjs-families`](https://www.npmjs.com/package/brepjs-families): author the building as a tree of\nprop-driven components, then `familiesToBim(tree, { project })` projects it onto a `BimModel` with\nstable GlobalIds derived from component key paths. Hand-authoring specs against `BimModel` remains\nthe low-level path (and covers elements the declarative route doesn't yet). See the\n[Declarative Models guide](https://brepjs.dev/families/overview).\n\n## Scope\n\nParametric authoring of the common IFC4 building elements plus the data layers that make a model\nuseful downstream (psets, classification, materials, quantities), with import, export, and\nvalidation. Geometry is produced by brepjs (OCCT). Walls and railings carry a `ProductBody`, either\na parametric solid or a non-empty collection of authoritative exact solids. Use `bodySolids()` to\nborrow their Product-local model handles and narrow `geometry.kind` when a caller specifically\nneeds the parametric branch. Other solid-bearing categories continue to expose their existing\ngeometry types.\n\n`takeExactProductBody(localId, { kind: 'EXACT', solids })` installs an authoritative wall or\nrailing Body atomically. Success transfers every supplied handle to the model and disposes the\nsuperseded parametric Body; failure transfers nothing. Add wall openings before takeover, because\nan exact wall rejects later `addDoor()` and `addWindow()` mutations.\n\nElement geometry is **unplaced template geometry** in local coordinates. Placement (`origin` /\n`axisX` / `axisZ`) is applied by the IFC layer via `IfcLocalPlacement`, not baked into the brepjs\nsolid. Use `placedSolids(element)` to read fresh, caller-owned solids transformed by the element's\nown placement. Stairs and ramps return one solid per flight, curtain walls return their panels and\nmullions, and an exact Product Body returns one placed copy per Body item. When an element is\nbeneath a placed spatial structure, pass its cumulative frame as\n`placedSolids(element, { parentFrame })` to obtain world coordinates. This is especially important\nfor parent-local Proxy and Earthworks Fill bodies.\n\nIFC import reconstructs every supported Body item independently. `ImportedGeometry.solids` owns\nthe resulting World-placed handles and `completeness` reports `COMPLETE`, `PARTIAL`, or `NONE`.\n`fidelity` reports the least faithful retained item. Raw mesh siblings are combined in\n`meshVertices` and `meshIndices`. The legacy `.solid` property is a borrowed alias only for a\ncomplete one-solid Body. Dispose import geometry through `disposeImportedModel()` rather than\nthrough either property. Complete Bodies also expose aggregate `bounds` and `volumeMm3`; both are\n`null` when aggregate measurement fails or when the Body is partial or missing.\n\n- Units default to mm; IFC export emits SI metres.\n- Stable identity: deterministic IFC GUIDs (`deriveIfcGuid`) and local id counters.\n- Shaped geometry: roofs build real shed/gable/hip/dome solids when `pitch` is set (flat slab\n  otherwise); railings build posts + top/bottom rails with `infill: 'POSTED'` (a single swept panel\n  otherwise). Products are\ncontained by their nearest Bridge Part; stable IFC identity derives from Families key paths.\n\nThe migrated civil Product vocabulary additionally routes these existing typed product families:\n\n- `beam`: beam, cross-girder, girder\n- `column`: pier-stem\n- `footing`: pad\n- `railing`: guardrail\n- `slab`: deck\n- `wall`: wall\n\nTheir semantic material becomes the normal typed element material when `materialName` is not\notherwise supplied. Existing non-semantic Families archetypes continue to use the ordinary route\nregistry beneath Bridge Parts. Bridge, Bridge Part, and Earthworks Fill require IFC4X3; `fromIfc`\nreconstructs their civil spatial hierarchy, direct containment, and typed Earthworks inventory.\n\nCivil-semantic wall and railing routes require `bodyEvaluator` (or the\n`proxyEvaluator` fallback) so the adapter can verify the authored Product Body. Missing the\nevaluator is `FAMILIES_PRODUCT_BODY_EVALUATOR_REQUIRED` (element path and mapped category); the\nadapter does not silently keep a parametric envelope. Conventional archetype walls and railings\nstay specification-authoritative and do not need an evaluator. When the evaluator is present, the\nadapter applies registered wall openings to the parametric candidate, then compares that candidate\nwith the evaluated source in Product-local coordinates. Coincident bodies retain editable\nparametric IFC; compound, voided, or otherwise different bodies retain their typed Wall or Railing\nclassification and export every authoritative item as tessellation. The evaluator's source handles\nremain borrowed. Other typed civil routes continue to use their semantic envelope dimensions.\n\nThis is deliberately not a claim of complete IFC infrastructure coverage or unchanged parity with\nthe full scratch prototype. Member and Sign remain outside the profile: without `proxyEvaluator`\nthey are hard errors; with it they are reported `IfcBuildingElementProxy` occurrences.\n\n### Independent validation\n\nThe exported IFC is validated by **IfcOpenShell** (a separate implementation from the\nweb-ifc parser used internally), not just self-checked. The committed sample\n(`examples/sample-building.ifc`) passes IfcOpenShell's EXPRESS schema + where-rule\nvalidator and generates geometry for every product. See [VALIDATION.md](./VALIDATION.md)\nto reproduce, and `examples/sampleBuilding.mjs` for the model it validates.\n\nThe buildingSMART Validation Service's complete normative rule catalog also runs\nlocally (`scripts/setupGherkinRunner.sh` builds the service's own engine; all three\ncommitted fixtures pass 950 scenarios with zero failures), so service findings are\nreproducible before upload.\n\n> **Not yet:** desktop-tool interop (Revit / Solibri) is unverified. Overlapping solids count once. Bounds include every item. Measurement and temporary cleanup failures make these optional measurements unavailable and preserve the borrowed inputs. Cleanup never retries an uncertain native release.\n\nThe BIM package requires `brepjs >=19.0.5` for native cleanup-error reporting.\n\n### Wall quantity failures\n\nWall `NetVolume` measures retained occupied material for both `PARAMETRIC` and `EXACT` geometry. Recipe Walls retain supported area and weight quantities. Exact takeover has no recipe quantity eligibility.\n\nIf measurement or temporary cleanup fails, serialization omits optional Wall quantities. `toIfcValidated` reports an element-specific `WALL_QUANTITY_OMITTED` warning from that same serialization. `toIfc` still returns a bytes `Result`.\n\n### Imported Body survivors\n\nOpening reconstruction retains every surviving solid in source-item order, including split results. Complete removal produces no imported solids and null aggregate bounds and volume. The singleton `.solid` field remains a borrowed alias only for a complete one-solid result.\n\nComplete imported aggregates use shared occupied-material measurement and all-item bounds. Overlaps count once. Failed measurement leaves both aggregates unavailable with an import diagnostic. Later opening failures clean the current host list, including every earlier survivor, and never retry an uncertain release.\n\n### Retained Body IFC geometry\n\nWall and Railing exports preflight and tessellate every retained item in order, preserving placement, styles, and metadata.\n\nWall openings export as IFC `Reference` geometry because the retained Wall Body already\ncontains its cuts. Void/fill relationships and opening placements remain intact. IFC4 defines\nReference openings as non-subtractive; gross recipe exports such as Slab openings still use\nsubtractive `Body` geometry. The importer keeps Reference opening records and relationships\nwithout treating their reference shape as a display Body or cutting tool.\n\nIfcOpenShell 0.8.5 still subtracts Reference openings in its default geometry engine, even with\na separate Reference context. If a replacement Body adds material inside a retained opening's\nregion, that engine can remove the added material.
